What Mortgage Question Can We Help You Understand?
I’m James Cox. Think of this page as the conversation before the conversation — the questions people are too embarrassed to ask, answered plainly. Type your question below and the Homebuyer Assistant answers it in seconds, or start with one of the six most common ones.
Two things worth saying up front. This is education, not a decision — nothing here approves or denies anyone, and nothing here knows your situation. And the assistant is not the last word: every question about your own file comes to me, and I answer those personally.
- Plain English, no jargon
- No credit pull, no obligation
- Answers in seconds, any hour
- Your own situation goes to James

How this usually starts
One question, asked plainly, and a real answer back. That is the whole thing.
The Homebuyer Assistant
Ask your question. Get a straight answer.
Type a mortgage question in your own words and the assistant answers in plain English — the same answers you’ll find in the guides below, just faster. It is education, not a decision, and the moment it turns to your own situation, James Cox takes over personally.
Not sure what to ask? Tap one of the six questions below and it lands in the conversation right here.
What would you like to know about buying a home?
Already talked to another lender?
Request a Second-Option Review
If a lender has already turned you down — or you just want another look — tell James Cox what you were told and he’ll review whether a different program or approach may fit your situation. No cost, no credit pull, no obligation.
Powered by AI. Guided by a Mortgage Professional. This assistant shares general mortgage education only, drawn from James’s approved answer frameworks. Those are educational, not universal underwriting rules — actual eligibility, program overlays and lender requirements come from approved, current lending sources and are confirmed with James Cox personally. The six I get asked most
Tap a question to read the answer.
Each one opens a full plain-English answer, written the way I would say it to you on the phone. And every one can be sent straight to the assistant at the top of this page with a single tap, if you would rather ask it as a question.
Start with one tap
Each of these sends the question straight to the assistant at the top of this page. Read the full answer below first if you would rather.
Very often, yes. Credit is one part of the picture, and lenders also weigh your income, your debts, your payment history and the funds you have available. Different programs set different expectations, and some are more forgiving than others.
A less-than-perfect score is a starting point to work with rather than an automatic no. The useful thing to know is which specific items in your file are holding it back, because those are the ones worth working on — and sometimes a few focused months change the whole picture.
If you want to know where you actually stand, that is a conversation worth having. It costs nothing, and it does not involve a credit pull.
The paperwork
Wondering what documents you’ll need?
If your question was about how much money you need, or whether you’re ready, the paperwork usually comes up next. Here is the whole list in plain English, so nothing surprises you.
One honest note. What is above is general education — it is how these things usually work, not a statement about your situation. Every person’s file is different, and the only way to know what applies to you is to have a real conversation with James Cox. He reads and answers every question sent from this page himself.
Ask a Mortgage Question
Write it the way you would say it out loud. There is no such thing as a question too basic, and nothing here commits you to anything.
The assistant on this site shares general mortgage education only. It does not approve, deny, or select loans, and it cannot tell you what you personally qualify for. Every answer about your own situation comes from James, personally.
Already talked to another lender?
Request a Second-Option Review
Being told no by one lender is not the same as being told no by every lender. Bring James Cox what you were told and he’ll review whether a different program or approach may fit your situation.
Important
I can't determine through this chat whether another financing option will be available. James can review your circumstances and discuss what may be worth exploring.

Reading is a good start. Asking is what moves things.
If your question is about your own situation — your credit, your savings, your timeline — that one deserves a real answer from a person. Send it over, or just call.
