There is no such thing as too early to ask.

I talk to people every week who are embarrassed to ask. They assume their credit is too low, their savings are too thin, their job history is too short — and they have decided all of that without anyone checking.

So let me take that off the table. This tells you nothing final. It is not an approval and it is not a denial. It is a starting point, and the answers help me figure out which programs actually fit your situation instead of guessing.

If the answer is “not yet,” that is still a win — because you’ll leave knowing exactly what to work on and roughly how long it might take.

Before you ask

The four things everyone wants to know.

Is this a credit check?

No. This self-check is not a credit pull and it does not affect your credit score in any way. It is you telling James a little about your situation so he can give you a straight answer on the first call. If you decide to move forward with a pre-approval later, that is a separate step and he will tell you before he runs anything.

Does it cost anything to talk to James?

No. The conversation is free and there is no obligation, ever. You do not pay a broker for a first conversation, and you are not signing up for anything by filling this in. If it turns out it is not the right time, that is a perfectly good outcome and James will tell you so.

What if I don’t qualify yet?

Then you have found out the single most useful thing you could know, and James will tell you what would change it. Sometimes it is a few months of paying down a card, sometimes it is a different loan program, sometimes it is a Michigan assistance program that changes the whole math. “Not yet” is a plan, and it is usually a shorter wait than people assume.

I’ve never done this before. Am I too early?

There is no such thing as too early to ask. Plenty of the people James talks to are a year out, or just thinking about it, or convinced they would be laughed at. Nobody gets laughed at here. Knowing where you stand early is exactly how you end up ready when you find the house.
